Real Estate Fee Schedule

Rent Collection- 5%

Rent collection is the most fundamental service we provide. Collecting rent can often be the hardest part of owning rental properties, especially when it comes to managing eviction legal notices. For a competitive 5% property management fee, we will handle the rent collection from your tenants and ensure it is sent directly to your bank account. Additionally, our tenant placement services streamline the process of finding reliable tenants.

Tenant Management- 5%

Dealing with tenants is tough work! For just 5% more, we can manage all communications with existing or new tenants, including handling eviction legal notices. Calls, texts, and emails all become our responsibility, so you can focus on other things. Plus, our property management fees cover comprehensive tenant placement services, making your life easier!

Option #1- Tenant Placement- 100%

Finding a good tenant who will respect your property and pay on time can be challenging. The process of meeting prospective tenants and showcasing the property requires significant time and effort. Our tenant placement services include a screening and placement fee equal to one month's rent, along with a 12-month tenant guarantee, ensuring you have peace of mind and reducing the risk of eviction legal notices. We strive to make property management fees worthwhile by delivering quality tenants.

Option #2- Monthly Tenant Placement Fee- 10%

An alternative option to our 100% placement fee is a monthly placement fee of 10% of gross rents per month. This fee is on top of the Rent collection and the Tenant management fee. With this option your tenant placement fee is paid in small increments over the 12 month tenant guaranteed time period. All of the same benefits, less upfront cost.

Monthly Profit & Loss Statement- Included

Each month, you will receive a Profit & Loss statement that is easy to read and understand. This statement will detail how much we collected in rent, outline our property management fees, and include any deductions for repairs or maintenance. It will also provide insights into eviction legal notices and tenant placement services when applicable.

Monthly, Quarterly & Yearly Property Inspection- $100-$250.00

If you are worried about the condition of your property with an ongoing tenancy, or potential property issue, we offer complete property inspections with a full PDF report. All inspection reports will include pictures of all components of the interior units and exterior of the building. Including the windows, siding and roofing.  Prices range from $100-$250 per unit/property. 

Maintenance and Repairs- $50.00 hr.

We have on staff maintenance men who are highly trained in rental property repairs, ensuring that everything from unit turn overs to replacing locksets is handled efficiently. Our property management fees include these maintenance and repair services, which are billed hourly at $50.00 per hour plus materials. Additionally, we provide tenant placement services and assist with eviction legal notices when necessary.

Inspection, Compliance and Contractor Oversight- $50.00 hr.

Sometimes the need may arise for a housing, HOA, city, or utility inspection. For these services, we bill hourly for all on-site time required by one of our staff members. This is particularly important when dealing with eviction legal notices or managing property management fees, ensuring that our tenant placement services are efficient and effective.

Evictions and Legal Notices- $65.00 hr.

Evictions can severely impact your cash flow. Don't let inexperience lead to financial losses. Hire us for our tenant placement services to ensure you find the right tenants, and let us clean up your property and handle eviction legal notices effectively! We charge $65 per hour, plus $40 for each legal notice served. Please note that court filing fees will be an additional charge.
